Citrus County · For brokers on Stellar MLS

Your MLS data, in the AI app you already use.

I'm Ben Burdick — an AI engineer here in Citrus County. I connect your brokerage's own MLS data feed to ChatGPT or Claude, privately and under your own license, so you can ask real questions — comps, market stats, listing prep — and get answers in seconds. Serving brokers across The Villages, Ocala, and the Nature Coast.

The part nobody told you

Your MLS membership includes a data feed. Most brokers never turn it on.

Your MLS membership includes something most brokers never touch: a live data feed of every listing, sale, and open house in the system. It's a standard part of participation — not an upgrade, not a special product. Most brokerages simply never activate it.

Activating it is paperwork, not construction. Your MLS already has a license category for exactly this kind of internal business use — and I handle that paperwork with your MLS as part of the setup.

Once it's connected, the AI assistant you already use — ChatGPT or Claude — answers from your MLS's actual data. Not web guesses. Your data, your license, your private assistant.

What it answers

One question in. A full brief back.

You ask in plain English, in the chat app you already use. The assistant pulls from your MLS feed and writes back — like this:

Prep me for tomorrow's listing appointment at 123 Magnolia Ave.

The reply, a few seconds later:

Listing appointment brief — 123 Magnolia Ave

Property & price history — last sale, current assessment, days since listed anywhere

Six nearby comparables — sold prices, price per square foot, and how long each took to sell

Market position — days-on-market vs. the area median, inventory trend over the last 12 months

Talking points — pricing bands, what's moving in the neighborhood, an aerial view of the lot

Illustrative example — the output shape of the working system, shown with sample data.

Every question stands on its own — ask anything your MLS data knows:

Pull comps for a 3/2 pool home in The Villages under 400K.
What sold in Ocala last month, and how fast?
Any open houses near Crystal River this weekend?
How's inventory trending in Sugarmill Woods this year?

Not a concept

Already running in production.

I built and run this exact system for a brokerage in Arizona — nine tools over their MLS and county records, in daily use, passed the client's own acceptance testing. Before AI, I spent years in enterprise software — Salesforce development and systems integration — which is why what I build is wired into real systems and made to run unattended: error handling, access controls, and monitoring included.

Built to keep you compliant

Internal, licensed, and yours alone.

Internal only

A back-office tool for you and your agents — not a consumer website, not IDX display. It stays inside the brokerage.

Your own license

Access runs under your brokerage's own MLS data license — the back-office category your MLS already offers. I set it up with them; nothing is shared between clients.

Isolated by design

One private deployment per brokerage. Your data never mingles with anyone else's.

Never trained on

Questions are answered from your feed. Nothing you ask or receive is used to train any AI model.

How it works

Three steps, and the first one is a conversation.

Tell me your MLS

Everything starts with which MLS or association you belong to. I confirm the access path and handle the activation paperwork with your MLS.

I build and connect it

Your team connects in the AI app they already use — Claude or ChatGPT — with a secure, per-person login. I run and monitor the system for you.

Simple pricing

A one-time setup fee plus a monthly service that keeps it running, monitored, and supported. We'll scope both on a short call.

Get in touch

I'm local. Let's talk.

If you're a broker on Stellar MLS — The Villages, Ocala, Crystal River, Inverness, anywhere on the Nature Coast — I'm a short drive away. Tell me which MLS or association you belong to, and I'll tell you exactly what it would take.
