As a broker, you have the right to a live MLS data feed. Most offices never turn it on.
Stellar MLS offers brokerages a live internal-use data feed — every listing, sale, and open house in the system, licensed for your firm's own back office. It's a standard license category (Stellar publishes it as Firm Internal Use). Most brokerages simply never activate it.
Activating it is paperwork, not construction: a license agreement between your brokerage, the MLS, and me — I've been through this process with an MLS before, and I do the legwork with yours. I prepare the application; you sign as the license holder. The feed license is the MLS's own product with its own fee: Stellar's published rate is currently $450 per office per year.
Once it's connected, the AI assistant you already use — ChatGPT or Claude — answers from your MLS's actual data. Not web guesses. Your data, your license, your private assistant.

I built and run this exact system for a brokerage in Arizona — nine tools over their MLS and county records, in daily use, passed the client's own acceptance testing. Before AI, I spent years in enterprise software — Salesforce development and systems integration — which is why what I build is wired into real systems and made to run unattended: error handling, access controls, and monitoring included.

Is this allowed under my MLS rules?
Yes — when it's set up the right way. Your MLS offers a back-office license category for internal business use of your own data feed, separate from public website (IDX) display. The system runs under that license, internal to your brokerage only. I prepare the paperwork with your MLS and you sign as the license holder.
Does my data train ChatGPT or Claude?
No. Questions are answered from your feed at the moment you ask, and nothing you ask or receive is used to train any AI model. That's a condition I build to deliberately — it's part of what keeps the setup inside your MLS's license terms.
What's the difference between this and just asking ChatGPT?
ChatGPT on its own guesses from the public web — it can't see your MLS, so it invents numbers. This connects the AI app to your brokerage's actual MLS feed, so comps, stats, and listing facts come from the system of record, with the AI doing the assembling and explaining instead of the inventing.
