Is this allowed under my MLS rules?

Yes — when it's set up the right way. Your MLS offers a back-office license category for internal business use of your own data feed, separate from public website (IDX) display. The system runs under that license, internal to your brokerage only. I prepare the paperwork with your MLS and you sign as the license holder.

Does my data train ChatGPT or Claude?

No. Questions are answered from your feed at the moment you ask, and nothing you ask or receive is used to train any AI model. That's a condition I build to deliberately — it's part of what keeps the setup inside your MLS's license terms.

What's the difference between this and just asking ChatGPT?

ChatGPT on its own guesses from the public web — it can't see your MLS, so it invents numbers. This connects the AI app to your brokerage's actual MLS feed, so comps, stats, and listing facts come from the system of record, with the AI doing the assembling and explaining instead of the inventing.

Is the data feed included in my MLS membership?

Your membership gives you the right to it, but the feed itself is a separate Stellar license — a product Stellar publishes as Firm Internal Use, set up as a three-party agreement between your brokerage, Stellar, and me as your vendor. Stellar's published fee is currently $450 per office per year. I prepare the paperwork; you sign as the license holder.

What does it cost?

A one-time setup fee plus a flat monthly service that covers hosting, monitoring, and support — I scope both on a short call once I know your MLS and your brokerage's size. Separate from my fees, the MLS charges for the data license itself: Stellar's published rate is currently $450 per office per year (capped for multi-office firms), paid to Stellar directly.

Which MLSs can you work with?

My current focus is Stellar MLS, which covers most of Central Florida — including Ocala and Marion County, The Villages, Gainesville, and the Nature Coast. Other MLSs are case-by-case: tell me which MLS or association you belong to and I'll tell you exactly what the path looks like.

How long does setup take?

The build itself is fast — the calendar time is mostly your MLS processing the license activation, which varies by MLS. I prepare that paperwork at the start so it moves as quickly as your MLS does.

Do my agents need new software?

No. Your team uses the AI app they already use — Claude or ChatGPT — with a secure per-person login to your brokerage's assistant. If they can use a chat app, they can use this.

Who sees my data?

You and the people you authorize — nobody else. Each brokerage gets its own private, isolated deployment under its own license. Nothing is pooled or shared between clients, and I run it as your vendor, not as a platform that aggregates your data.
